Crawlspace Encapsulation in Memphis & North Mississippi
Experienced installers. Clear pricing. No sales pitch.
A wet or musty crawlspace needs more than a layer of plastic. It needs a plan for the water coming in, the moisture coming up through the ground and the humidity that remains.
Drainage Solutions evaluates those conditions and recommends the work your home needs. You deal directly with the people doing the work, from the evaluation through the finished installation.

What Does a Drainage Company Know About Crawlspaces?
For our team, crawlspace encapsulation is years of hands-on work.
Before Drainage Solutions, our owner and co-foreman held lead installation roles with a major crawlspace and foundation company. That experience includes preparing crawlspaces, installing vapor barriers, managing groundwater and setting up humidity-control equipment.
We bring that installation experience to your home through a local business with a small team. There’s no commissioned salesperson between you and the people responsible for the finished job.
Ask us about the materials, the installation or why we recommend something. We want you to understand what you’re paying for.
What’s Happening Under Your Home?
You may notice a musty smell inside before you ever look beneath the floor. Other signs worth checking include:
Standing water or damp soil
Condensation on ductwork or pipes
Wet, falling or damaged insulation
Visible fungal growth
Persistent high humidity
Soft or uneven floors
These symptoms can have different causes. During the evaluation, we look at the crawlspace and relevant exterior drainage conditions to understand how moisture is reaching the area.
If we find concerns that require structural repair or another specialist, we’ll explain them. Encapsulation alone does not repair damaged framing.
We Plan for Both Water and Humidity
Standing water, ground moisture and humid air need different controls.
If water is entering the crawlspace, drainage or a sump pump may be needed. Exterior runoff or downspout problems may also need attention. A sealed vapor barrier helps limit moisture entering from the ground, while a properly selected dehumidifier manages humidity.
Your proposal explains which measures we recommend and how they work together. We won’t assume every crawlspace needs the same combination.
What’s Included in Your Encapsulation Proposal?
Preparation
We identify the cleanup and removal work needed before installation. Your estimate specifies whether that includes debris, an old vapor barrier or damaged insulation.
Vapor-Barrier Materials and Coverage
Your proposal lists the vapor-barrier thickness and where it will be installed, including the ground, foundation walls and support piers. You’ll know the material specifications before work begins.
Seams, Edges and Penetrations
We seal and secure the barrier around the installation details that matter: seams, wall connections, piers and penetrations. Any vent sealing or access-door improvements are identified in the scope.
Humidity-Control Equipment
When a dehumidifier is recommended, we specify the equipment and how collected water will drain. We also identify any electrical requirements and clarify who is responsible for that work.
Drainage and Sump Pumps
If the crawlspace needs water collection and removal, your estimate explains the proposed drainage, pump and discharge arrangement. These components are clearly identified so you can see whether they are included in the total.
Final Walkthrough and Aftercare
At completion, we walk through the work with you, explain installed equipment and discuss maintenance. Your written documents identify the applicable warranty coverage and how to request service.
Structural repairs, mold remediation and extensive insulation removal are separate scopes unless expressly included in your proposal.
Written Protection for Your Crawlspace Investment
Our encapsulation installations include a three-year workmanship warranty covering liner seams, attachments and sealing. Installed pumps carry a separate three-year limited manufacturer warranty; a service fee applies for pump replacement labor. Equipment installation includes a one-year workmanship warranty.
Any applicable liner and dehumidifier manufacturer coverage is provided separately. No paid membership is required to maintain our workmanship coverage.
See Our Crawlspace Work
The details are easier to understand when you can see them. Our project photos show the floor coverage, wall and pier wrapping, and installation work beneath local homes.
Bring your questions to the evaluation. We can explain how the approach shown in our projects would apply to your crawlspace—and what may need to be different.
What Does Crawlspace Encapsulation Cost?
The size of the crawlspace is only part of the price. Access, cleanup, material specifications, drainage needs and equipment also affect the total.
A crawlspace that needs preparation, sealing and humidity control has a different scope from one with standing water, damaged insulation or structural concerns.
We provide a written estimate describing the recommended installation and any additional work. For an initial budgeting reference, visit our Resources article, “What Does Professional Drainage Actually Cost in Memphis?”

Questions About Crawlspace Encapsulation
Will encapsulation stop standing water?
A vapor barrier alone is not a solution for standing water. Depending on the source, your home may need drainage, a sump pump, exterior corrections or a combination. We evaluate those needs before recommending the installation.
Do I need a dehumidifier?
That depends on the conditions and the humidity-control plan for your crawlspace. If we recommend one, we explain its purpose, equipment specifications and maintenance needs.
Can you evaluate my home if I already have another estimate?
Yes. We can perform our own evaluation and provide a written proposal. Comparing material specifications, preparation, drainage, equipment and exclusions helps you understand differences between estimates.
How long does installation take?
Timing depends on the size, access and amount of preparation or drainage work needed. We discuss the expected schedule when reviewing your project.
Will you remove old insulation or plastic?
Your estimate specifies what removal and disposal are included. If additional work is needed, we explain it before proceeding.
Will encapsulation fix sagging floors?
Encapsulation does not restore damaged structural components. Soft or sagging floors need evaluation to determine whether repairs are required in addition to moisture control.
Does an encapsulated crawlspace need maintenance?
Yes. Dehumidifiers, sump pumps and drainage components require care, and the vapor barrier should be checked for damage. We explain the maintenance needs of the system installed in your home.
