Choosing the Right Drainage Solution
How do I know if my property needs drainage work?
Recurring puddles, soggy grass, erosion, overflowing landscape beds, and water collecting against your house are reasons to have your property evaluated. Water entering a garage or crawlspace deserves particular attention.
Photos and videos taken during rainfall are helpful. They show where water starts, how it travels, and where it collects—even if your yard is dry when we visit.
Why does my yard keep holding water after it rains?
Water can collect because of low spots, compacted soil, poor grading, concentrated roof runoff, or a drainage system that is clogged or unable to handle the flow.
The important question is where the water can go. Adding a drain without planning its outlet can leave you with the same problem underground. We evaluate the collection area, drainage route, and discharge point together.
Do I need a French drain, catch basin, or grading?
Each solves a different problem.
A French drain collects water moving through saturated soil. A catch basin collects surface runoff at a low point. A channel drain intercepts water across a driveway, patio, or similar hard surface. Grading or a swale changes how water travels over the ground.
Some properties need a combination. Others need a smaller correction. Our evaluation determines which approach fits your property.
Will a French drain fix every wet yard?
No. A French drain can be effective for saturated ground, but fast-moving surface runoff may need catch basins, channel drains, grading, or a combination of improvements.
A successful installation starts with identifying the type of water problem and designing a system around it.
Can buried downspout extensions help?
Yes. Downspouts that empty beside your house can concentrate roof runoff around the foundation, landscape beds, and walkways.
Buried extensions carry that water through solid drainage piping to an appropriate discharge point. The route, pipe capacity, connections, and outlet all matter.
Can you stop water from entering my garage or crossing my patio?
We evaluate where the water comes from and why it reaches the opening or hardscape. Depending on the property, the solution may include a channel drain, catch basin, downspout extension, grading correction, or several of these working together.
Installing a grate alone is only part of the job. The collected water also needs a properly planned route away.
What if my yard is too flat for a gravity drain?
A gravity drain needs enough fall to move water to a suitable outlet. When that fall is unavailable, a different route, grading changes, or a sump pump system may be appropriate.
We assess those conditions before recommending an installation. A deeper trench alone does not solve a missing discharge point.
Can you evaluate a drainage system another contractor installed?
Yes. We can evaluate an existing system and discuss whether maintenance, repairs, modifications, or replacement makes sense.
A system that backs up may have a blocked outlet, sediment buildup, damaged piping, insufficient capacity, or an installation problem. We assess the cause before recommending additional work.
Pricing, Estimates & Financing
How much does professional drainage installation cost?
Pricing depends on what your property needs: the type and size of the system, excavation access, pipe length and capacity, discharge location, and any concrete or lawn restoration.
A short downspout extension and a complete yard drainage system involve very different work. We provide a free property evaluation and a written proposal based on your conditions.
Can you give me a price from photos or over the phone?
Photos are a helpful starting point, but they may not show elevations, access restrictions, buried obstacles, or a workable outlet.
For an installation quote, we evaluate the property so the recommendation accounts for the work needed to make the system function. Send photos or videos with your request to help us understand the problem before the visit.
What happens during the free property evaluation?
We discuss what you’ve noticed, examine the affected areas, and evaluate potential water sources, drainage routes, and discharge options.
We then explain the recommended work and provide a written proposal. You’ll have an opportunity to ask about the installation, restoration, warranty coverage, and financing before deciding.
How should I compare drainage quotes?
Compare the complete scope—not just the total price.
Look for an explanation of what water the system will collect, where the piping will run, where it will discharge, and what restoration is included. Check the specified materials, warranty terms, and who will perform the installation.
A lower price may cover less work. A higher price should come with a clear explanation of what you’re receiving.
Do you offer financing?
Yes. Financing through Wisetack is available to qualifying customers.
Ask about available options during your evaluation so you can consider monthly payments alongside your project proposal. Approval and financing terms are determined by the financing provider.
Installation & Working With Us
Why choose Drainage Solutions?
Drainage and water management are central to our work. We evaluate how roof runoff, yard drainage, grading, and crawlspace moisture affect one another so the recommendation addresses the source of the problem.
As a veteran-owned local company, we offer direct communication, written project scopes, and installation experience. You can ask us what we recommend, why we recommend it, and how it will work on your property.
Who will install my drainage system?
Our drainage installations are performed by our own team, led by owner and installer Dylan.
That gives you direct accountability from a team familiar with the proposed work and your property’s drainage needs.
Will drainage installation tear up my yard?
Underground drainage requires excavation, and equipment access can disturb portions of the lawn. The extent depends on the route, soil conditions, access, and project size.
We discuss the affected areas and restoration options before work begins. Sod, seed and straw, or other restoration should be identified in your proposal so you know what is included.
Can you restore the lawn after installation?
Yes. We offer grading, sodding, and erosion-control work that can be included with your drainage project.
Restoration is specific to the proposal. Newly installed sod and seeded areas require prompt watering and ongoing customer care to establish successfully.
How soon can you start, and how long will installation take?
Availability depends on our current schedule, project scope, weather, and site conditions. We discuss expected timing during the estimating and scheduling process.
Wet ground can affect excavation and lawn restoration. If conditions require a schedule adjustment, we’ll communicate with you about the next steps.
Can drainage work be completed during dry weather?
Yes. Dry weather can provide an opportunity to evaluate and install drainage improvements before the next heavy rain.
You do not need to wait for your yard to flood again to request an evaluation. Photos or videos from previous storms help document the problem.
Do you work on commercial properties?
Yes. We evaluate drainage needs for residential and commercial properties.
Contact us with the property address, a description of the problem, and any available plans or photos so we can discuss the scope and arrange an evaluation.
Crawlspace Encapsulation & Moisture
What is crawlspace encapsulation?
Encapsulation uses a sealed vapor barrier system to help separate the crawlspace from moisture in the ground and humid outdoor air.
Depending on the conditions, the project may also include vent sealing, drainage, a sump pump, and a dehumidifier. We evaluate the space before recommending which components belong in your installation.
Will encapsulation fix standing water under my house?
Standing water needs a drainage solution as part of the plan. A liner alone does not collect and remove incoming water.
If your crawlspace floods, we evaluate the source and determine whether drainage, a sump pump, exterior improvements, or a combination should accompany encapsulation.
Do I need a sump pump and a dehumidifier?
They perform different jobs. A sump pump removes collected liquid water. A dehumidifier reduces moisture in the air.
Some crawlspaces need both. The recommendation depends on water intrusion, humidity, drainage conditions, and the design of the encapsulation system.
Can encapsulation fix musty odors or sagging floors?
Moisture control may help when crawlspace dampness contributes to musty odors, but odors can have several sources.
Sagging or soft floors also need an evaluation of the supporting structure. Encapsulation does not repair damaged wood or inadequate support. If we identify structural concerns, we discuss them separately from the moisture-control work.
Warranties & Ongoing Care
Do you warranty your work?
Yes. Our published coverage includes a five-year workmanship warranty on drainage installations, a three-year installation warranty on crawlspace encapsulation, and service-specific coverage for other work.
Your signed proposal identifies the applicable coverage. Visit our Warranty Page for the full terms, exclusions, and equipment coverage.
Do I have to purchase a maintenance plan to keep my workmanship warranty?
No. Our Drainage Protection Plan is optional. Purchasing a membership or paid inspection is not required to maintain workmanship coverage.
Routine care is still important. Problems caused by blocked outlets or neglected maintenance are different from covered installation defects. Our written warranty explains the distinction.
What maintenance does a drainage system need?
Keep drain grates, catch basins, and discharge points clear of leaves, mulch, soil, and other debris. Watch for slow drainage, overflowing basins, or changes in how water moves through the yard.
Pumps and dehumidifiers also require care according to their equipment instructions. If performance changes, contact us so the cause can be evaluated.
What is the Drainage Protection Plan?
Our optional Drainage Protection Plan provides scheduled attention to your installed drainage system, with an annual inspection, priority scheduling, and additional benefits described on the plan page.
It helps homeowners stay ahead of maintenance needs and identify potential concerns early.
